My neighbour has put her houise up for sale and the estate agent said "What no downstairs toilet?". "Oh no kitchen diner".He then went on to say "Toilets and Kitchens sell houses you know.
What do you think?:cool:

Hi Sheds! We once bought a house just because of it's kitchen! It was a lovely kitchen, and it had a guest loo, which came in very handy when we did have visitors. So yes, I can believe that kitchens and toilets sell houses!

Yes I think a kitchen and extra toilet go a long way to selling houses these days and don't forget the en-suite seems to be a must .

I think that's the current idea about house selling / buying, but it deends on the buyer. We had the second bathroom removed after we bought our house, as it cut out a large chunk of the sitting room! As we are only two people in the house it didn't seem worth having and we would rather have the space. Also, there are environmental reasons for only having one bathroom, so as not to waste water. We have knocked through between the dining room and kitchen to make a nice big room, though, so I hope that it makes up for the lack of a second loo. Whoever buys our house could always put it back if they wanted to, as the basic piping is all still there behind the wall boarding.

We had a family of six with a loo up the top of the garden - definately no on suite just a guzunder! X

We had a loo up the garden too,years ago, but I confess now,we are grateful for a downstairs loo and shower room which has turned out to be a complete godsend for OH who can no longer manage the bath but can cope with the shower,I prefer a bath so we are both happy!
Hopefully, downstairs loo and a super kitchen will sell Sarah's house for her if the theory is correct!

I think women will always have a look at the kitchen first when viewing a possible new home.

I wonder if having a lovely warm designer (tradional or modern) kitchen diner is a 'British thing'. Sometimes I go on to Canadian websites that give a virtual tour of houses for sale. I've yet to see a kitchen I really like. They tend to be functional for preparation of food rather than the heart of the house. I love the type of kitchens you can sit and relax in. Over the years we have developed our kitchen into the heart of the home. The only thing missing in mine is sunlight...it faces North!. I think ours would be a good selling point, because it is a country kitchen. However,we would fail miserablly on a downstairs Lu...we do'nt have one!
Jazz how does a second bathroom removed save you water? I mean I can understand about the space but I seem not to gather the water saving bit.

Hi Ivy, from what I have read about it in Permaculture magazine, the more bathrooms that you have the more people tend to use them and waste water. There was study done about the amount of metered water that people use relative to how many people there are in the house, and families with multiple bathrooms used far more than those who lived in a house with one bathroom that everyone shared. Probably due to the competition to use it, individuals couldn't stay in there for long. I think that one is enough for the average home, but obviously if for example an elderly parent comes to live then an extra loo or bathroom would be invaluable.
